The Park City Multiple Listing Service just released the stats for the Third Quarter of 2024, and the numbers show a continued trend of solid demand and stable pricing. Read on for a quick snapshot of the numbers, and look for a more comprehensive analysis of these numbers in our Market Pulse newsletter in the coming weeks.

Let It Snow!

We have been enjoying weeks of wonderfully warm weather here, but a sharp change is on the way. We're finally expecting some wintry weather in the next couple of days as the first major cold front of the season moves through, bringing with it a good dose of snow. The National Weather Service is predicting that our mountains will get anywhere from 10 to 18 inches, with higher amounts in favored locations. Keep an eye on the NWS forecast for Park City here.
 

Shot Ski Record Returns to Park City


Parkites turned out on Main Street this past weekend to help set another shot ski world record.  A grand total of 1,385 folks downed a shot of High West Double Rye during the 8th Annual Shot Ski event. The record was regained from friendly rival Breckenridge, and over $66,000 was raised for local charities.

Autumn has arrived here in the Wasatch Back, and while the days are pleasantly warm, the nighttime chill reminds us that winter is just around the corner. If Mother Nature cooperates, some of our resorts here in northern Utah will begin winter operations in November. With that in mind, now is the time to get your gear, passes, and plans together for the upcoming 2024-25 ski season. The 2024-25 long-range weather forecasts for the US suggest that the season is shaping up for a La Niña weather pattern, which historically results in warmer and drier conditions in the south and cooler and wetter conditions to the north. Utah lies right in the middle, so forecasts suggest it could go either way for us.
The good news is that we have had some great La Niña years here, including the banner 2022-23 winter, which saw record snowfall. One of the ski industry's leading sources for weather forecasting, Chris Tomer, thinks we are in for a wet "La Niña Lite" winter for our resorts here in northern Utah. RESORT UPDATES
Deer Valley Resort
Deer Valley continues to expand operations as part of its Expanded Excellence initiative. Skiers visiting the new East Village this season will enjoy three new chairlifts, 300+ new acres of skiable terrain,  several new ski runs, and additional parking spaces. Upcoming phases of development for the 2025-26 season will add six more chairlifts, dozens of new ski runs, and hundreds more parking spaces. Read more about their updates here.
Park City Mountain Resort
Park City Mountain prioritized snowmaking improvements on the Canyons Village side of the resort over the summer, upgrading snowmaking capacity on the Chicane and Another World ski runs. The additional snowmaking in these areas is expected to unlock more early-season terrain and make it possible to open more lifts earlier than in previous seasons.

Utah Olympic Park
Plans for a new hotel have been proposed for the Utah Olympic Park, providing capacity to house athletes, spectators, and visitors. The hotel is also part of larger plans to prepare for the 2034 Olympics. The hotel would replace the Legacy Center and provide approximately 100 to 150 rooms. The Park Record has more details on this story.

Sundance
Sundance Mountain Resort has completed improvements in the Mountain Camp area, highlighted by a new day lodge and expanded parking. These improvements, along with the rerouting of the road and removal of the Jake's Midstation, will provide a vastly improved skiing and riding experience on this side of the mountain.

Autumn Outings | 2024

 
 

Fall is a spectacular time of year here in northern Utah, and there is no better time to plan an outdoor adventure! The summer crowds have subsided, the days are pleasantly warm, and the mountains are alive with their annual extravaganza of fall colors. Below are a few ideas for getting out to enjoy an excursion of your own during the coming weeks. Hope to see you out there!

Heber Valley
 
 
The Heber Valley and surrounding areas offer abundant options to enjoy autumn's splendor.
The Alpine Loop scenic byway is the must-do autumn leaf tour in the Wasatch Back. Famous for its outstanding views of the fall foliage on the shoulders of Mt Timpanogos, this tour offers additional side excursions such as Timpanogos Cave and Cascade Springs, as well as myriad hiking trailheads sprinkled throughout the byway. On your way in or out of the loop don't forget to allow some time to stop by Sundance Resort, where you can enjoy a scenic lift ride, mountaintop yoga, or Sunday brunch at the Foundry Grill.  
For those looking to entertain the kiddos, the Heber Valley Pumpkin Patch  (Ranch Farms 2715 S Ranch Drive) offers opportunities for pumpkin picking and more. Other options for the young ones include taking a ride on the Pumpkin Train or visiting Howl 'O Ween Town or Tractor Day at Kohler Creamery. Maybe try all three - your kids will be over the moon!
For fall photo opportunities take a short hike up Memorial Hill, or visit the Tate Barn. For a longer outing consider heading up to Wasatch State Park for a picnic and enjoy an abundance of hiking and biking options.

After working up an appetite on the trails or in the pumpkin patch, grab a bite to eat in Midway at the Mercantile or Lola's Street Kitchen, or head over to Granny's Drive-In in Heber for a classic burger and milkshake.
Kamas Valley
 
 
The Kamas Valley provides the perfect entry point to enjoy the bountiful fall colors that adorn the slopes of the surrounding Uinta Mountains. Topping the list of things to do around Kamas at this time of year is a fall auto tour, with the Mirror Lake Highway and Wolf Creek Highway providing great opportunities for leaf viewing. If you want to stretch your legs while on the road, consider stopping at Provo River Falls, going for a hike around Mirror Lake, or getting in some late-season fly fishing on either the Provo or Duchesne Rivers.
Once you work up an appetite, stop by Mirror Lake Diner or Samak Smoke House, both conveniently located at the bottom of Mirror Lake Highway. These local spots offer hearty meals perfect for refueling after your outdoor adventures. Or if you are headed out to the Wolf Creek Highway, make arrangements to visit the Woodland Biscuit Company, which is worth a trip in its own right (open Saturdays and Sundays, reservations highly recommended).
Those with kids will want to mark their calendars for Saturday, October 19th to attend the Fall Festival at High Star Ranch. Highlights of this event include a Scarecrow Walk, wagon rides, a pumpkin patch, face painting, food, live music, and more.
 
Superloop Option
Looking for a full day of autumn auto touring? Head over Wolf Creek Pass and keep going on Highway 35 through Tabiona and Hanna before cutting over to Fruitland and Strawberry Reservoir to return to Heber and Kamas via Daniels Pass. Don't forget to make a stop at Strawberry Visitor Center and take a walk on the Discovery Trail to view the spawning Kokanee Salmon in the nearby river. This is an annual autumn spectacle that is not to be missed for nature lovers. 
Wasatch Front
 
 
Those looking for an autumn excursion on the front side of the Wasatch will want to consider heading out from Park City or Heber Valley via the Guardsman Pass scenic backway, with opportunities to snap photos or take a hike on the Bloods Lake Trail for a quick diversion.
From the summit, you can descend into Big Cottonwood Canyon, where the winding road offers more chances to take in the beautiful fall foliage. As you drive down, keep an eye out for trailheads and viewpoints that provide great spots to stretch your legs and soak up the views. Once at the bottom, make your way over to Little Cottonwood Canyon to experience Oktoberfest at Snowbird, where you can enjoy traditional Bavarian food, live music, and family-friendly activities (weekends through October 13th).
Or perhaps head up Millcreek Canyon to enjoy an outstanding meal in the gorgeous settings at Log Haven. Those looking for a more casual meal near the Cottonwood Canyons will want to check out Porcupine Pub & Grill or Lone Star Taqueria, both of which offer great food in relaxed settings.

Superloop Option  Link this trip with the Alpine Scenic Loop (described in the Heber Valley section of this newsletter) for a full day of scenic auto touring. Just make sure to get an early start!
Park City
 
 
There are abundant ways to enjoy autumn's splendor right here in Park City. Consider joining the seasonal revelry and raise a pint or two this coming weekend at Deer Valley's Mountain Beer Festival. If you need to work up a thirst before the festival, head out for a bike ride or hike on the nearby trail systems. 
Those searching for a great drive/hike/bike combo should head up to Bonanza Flat, a beautiful area with 1,500 acres of open space and miles of scenic trails. The diverse landscape offers something for everyone. This outing also includes the option for an extended loop drive by heading down Pine Canyon Drive through the charming towns of Midway and Heber, and then returning to Park City via Highway 40, allowing you to take in even more of the area's stunning fall scenery.
If you are looking to stay close to Main Street, there are plenty of autumn outings in Old Town. Take a stroll in Daly Canyon at the top of Main Street, and finish it off with a refreshing beverage at Top of Main Brew Pub. For a slightly more strenuous hike in Old Town, try the Treasure Hill Trail, which traverses the hillsides above Old Town and offers outstanding views. The added bonus of this outing is that it begins near the High West Saloon, so you won't have to travel far to reward yourself for your on-trail efforts.
Lastly, if you are looking for an Old Town outing in early October, consider joining the efforts at the 8th Annual Shot Ski on Saturday, October 12th. This event is one of fall's most exciting gatherings in Park City, and it raises money for dozens of our local non-profits. Come out and join this fun competition with Breckenridge and help Park City set a new shot ski world record.

Join this lively fall tradition on Main Street, benefiting the Sunrise Rotary of Park City's local grant programs. Last year's event set a world record with a 2,950-foot-long shot ski serving 1,363 shots of High West Double Rye whiskey, using 551 skis, and raising over $40,000. This year, the goal is 1,385 shots and raising $60,000.

2nd Qtr 2024 Market Pulse Report

 

The Park City Multiple Listing Service (PCMLS) recently released the stats for the second quarter of 2024. As a whole, our primary market area’s numbers indicate a continued trend away from the hyperactive seller’s market of 2020-22, returning to conditions that more closely resemble the “normal” pre-COVID period of 2013-2019. Compared to the prior year's numbers, the past quarter delivered solid sales totals, moderate price growth, and improved inventory. 

The stats did exhibit a fair bit of variance across areas and product types, and we could still use some additional inventory, but overall, our local market is in good shape as we close out the summer season. Going forward, we will be keeping a close eye on any upcoming interest rate changes, as any significant downward adjustment could ignite pent-up activity on both the buying and selling sides of our market. We will keep you posted on any major shifts in the coming weeks and months. In the meantime, please read on to see how your areas of interest fared during the most recent quarter.

SINGLE-FAMILY TRENDS
For the twelve-month period ending  June 30th of this year, closed sales for single-family homes across the primary market area of Summit and Wasatch counties were up 15% compared to the prior year. Prices continued a steady climb, with the median home sale price in the primary market area increasing 8% to $1.68 million during the same period.

CONDOMINIUM TRENDS
Condominium closed sales across the primary market area followed a pattern similar to single-family homes, up 12% over the year prior, and median prices were up 10% to $1.15 million.
VACANT LAND TRENDS
Vacant land sales in the primary market area were up 1% year-over-year, with a total of 425 closed transactions during the same period. Median prices continued a trend of very strong appreciation, up 29%.

Mortgage Rates Down to
Lowest Level in Over a Year


Mortgage rates plunged this week to their lowest level in over a year following the likely overreaction to a less-than-favorable employment report and financial market turbulence for an economy that remains on solid footing. The decline in mortgage rates does increase prospective homebuyers’ purchasing power and should begin to pique their interest in making a move.
Additionally, this drop in rates is already providing some existing homeowners the opportunity to refinance, with the refinance share of market mortgage applications reaching nearly 42 percent, the highest since March 2022.

SINGLE-FAMILY HOMES   Within Park City limits, total unit sales were up 13% with 103 closed sales. Sales volume remained robust, up 27% for the year. The median price of a single-family home within Park City limits rose 15% to $3.99 million, and the average price was up 13% to $4.88 million. In the popular Old Town area, 31 homes sold during the 12-month period ending June 30th, with the median price ticking up 5% to $3.95 million. Park Meadows closed sales were up 27% with 28 homes sold, the median price was down 3% to $3.13 million, but average prices were up 17% to $3.69 million. Deer Crest and Empire Pass had some big sales during the second quarter, with an eye-popping median price of $10.38 million and $13 million respectively. Unit sales and median price in Prospector were flat year-over-year, with 13 homes sold on a median price of $2 million. 

CONDOMINIUMS   Condominium unit sales in Park City limits dropped slightly, down 1% with 242 closed sales. The median sale price also fell 10% to $1.53 million. Sales in Old Town were up 17% on 103 closings, spurred by a highly unusual decline in median price of 13% to $1.18 million. Lower Deer Valley had a 9% decline in sales to 30 units, but the median price soared 33% to $2.19 million. Prospector saw declines across the board, with unit sales down 15% on 34 closings, median price down 14% to $374K, and average price down 16% to $460K. Park Meadows had a boom in unit sales activity, up 87% on 28 total closings, with a 2% increase in median price to $1.74 million.

SINGLE-FAMILY HOMES   Snyderville Basin sales volume exploded, soaring 48% on a strong gain 22% increase in unit sales. Both the average and median sale prices across the Basin were up, 22% and 15% respectively. Of the 306 sales, the highest price was $27 million while the lowest was $800,000. Thirteen sales were under $1 million while fourteen were above $10 million. 
Promontory had the largest price gains, up 38% year-over-year to $4.625 million, while unit sales were up 18% on 84 closings. Canyons Village held on to crown of “most expensive area” with a median price of $11.375 million. Silver Springs had a 29% increase in unit sales with 27 closings, and a 9% median price increase to $2.24 million. Pinebrook unit sales were up 33% on 28 closings, with a 2% median price increase to $1.88 million. Jeremy Ranch had a whopping 159% increase in unit sales with 44 closed listings. This activity was perhaps spurred by the price drops in this area, where median prices were down 20% to $1.84 million.

CONDOMINIUMS   Condo unit sales in the Snyderville Basin were down 7% on 251 total closings, while the median sale price rose 21% to just over $1.1 million. Canyons Village saw slight increases in sales units and volume, up 11% and 14% respectively. Prices experienced a slight gain, up 4% from the previous year to $1.35 million. Elsewhere, Kimball Junction had a 35% decrease in sales units, with 33 total closings, while median prices increased 30% to $780K. Silver Creek South had a 6% decrease in sales units with 29 total, but had a 35% median price increase to $1.03 million.

SINGLE-FAMILY HOMES   Among the outlying areas Jordanelle had the lowest number of sales units with 80 total closings, which represents a 34% drop compared to the year prior. The median price jumped 60% year over year to $3.71 million. Tuhaye led the way with the highest median price in Jordanelle, up 38% to $4.175 million. Mayflower wasn't behind Tuhaye by much, coming in with a 30% increase in median price to $3.6 million. Hideout experienced a 75% increase in sales activity with 21 total sales, and a 45% increase in median price to $2.3 million.
 
CONDOMINIUMS   Jordanelle continued a trend we expect to see more of in the future – new resort activity stimulating sales and raising prices. Year-over-year units sold increased around the Jordanelle by 41%, with 283 closed sales. Median prices increased a modest 9% to $1.1 million. Mayflower was the busiest individual area with 96 sales, representing a 75% increase over the prior twelve-month period. The median price in Mayflower was up 56% to $1.18 million. Sales units in Deer Mountain were down 33% with 44 closings, but median prices were up 13% to $1.1 million. Hideout sales units were down 5% to 70 total, with median price ticking up 7% to $1.36 million.

SINGLE-FAMILY HOMES  Heber Valley was the busiest area with sales units up 42% on 308 total closings, fueled by lower-than-expected price gains. Median prices were up 7% to $975,000. Midway sales quantity was up 36% with 80 closings, on a modest median price increase of 3% to $1.17 million. Red Ledges sales units increased 74% with 40 total closings, on a 13% median price increase to $2.95 million. Heber proper had an even 100 homes sold, representing a 23% increase. The median home price was almost flat, increasing 1% to $757,500. Timber Lakes closings were up 23% with 27 total sales, and median prices rose 19% to $826,000.

CONDOMINIUMS   Year-over-year condominium sales units in Heber Valley were up to 50 total, representing a 79% increase. The median price increased 37% to $604,950. Midway sales units were up 45% with 16 total closings, while median price was up 8% to $535,500. The median price remained flat in Red Ledges, sitting at $1.73 million, while prices in Heber proper ticked down a slight 2% to $412,000.

INVENTORY  |   Continued Recovery
 
The inventory of available single family and condominium homes continues to rise. As of June 30, there were 1,175 homes (both types) for sale, up 14% year over year. The increased inventory gave buyers a wider variety of housing to choose from and at the same time eased the pressure on buyers to act quickly with higher offer prices hoping to capture their new home before someone else did.

While the current inventory levels represent a significant recovery from the rock bottom levels of the covid years, there is still room for further improvement as we remain roughly 20% below the levels of our "normal" market years of 2013-2019.

2034 Olympics News & 2nd Quarter 2024 Stats

 

It’s official – the 2034 Winter Olympic Games are coming to Utah! The International Olympic Committee awarded the Games to Salt Lake City on Wednesday following an official vote that was held as part of the runup to 2024 Paris Summer Games that begin this week.

This is huge news for Park City and the Wasatch Back, as our communities will host many events and Olympics-related activities. Full details and plans are still in development, but an outline of proposed event locations was reported by the Park Record earlier this summer. We'll keep you posted as further details emerge over the coming weeks, months, and years.
 
In the meantime, we have additional breaking news in the form of the latest market stats! The numbers for the 2nd Quarter of 2024 were just released by the Park City Board of Realtors, and we have provided a quick snapshot of these numbers below. We will have more info and analysis for these stats in our Market Pulse report in the next week or two, but if you have questions in the near term please reach out.

AIRBAG JUMPS | Visitors can experience the thrill of being a stunt person in the movies with Utah Olympic Park’s Airbag Jumps. Choose from three different platforms — 5 feet, 10 feet, and 15 feet — and leap onto your back into the giant airbags below.

ACTION TOWER | Introducing UOP's latest attraction: the Action Tower! This tower offers a thrilling variety of activities, including tubing, an airbag jump, and a slide. The Action Tower is sure to keep young adventurers coming back for more.

EXTREME TUBING  |  Experience the exhilaration of descending a Nordic Ski Jump landing hill in an inner tube! Reach speeds of up to 50 mph and feel the rush of flying like an Olympic Nordic ski jumper.

FREESTYLE ZIPLINE  |  The Freestyle Zipline is an excellent way to ease into the thrill of ziplining before tackling the Extreme Zipline. It is slightly shorter, less steep, and absolutely fun. This ride is ideal for younger children or adults seeking a more relaxed experience.

DROP TOWER | This advanced adventure is for the ultimate thrill-seekers, featuring a 377-foot long zipline soaring above the treetops, ending at the 65-foot high Drop Tower. The only way down from the Drop Tower is to step off the platform for an exhilarating 65-foot free fall.

EXTREME ZIPLINE  |  Feel the thrill of being an Olympian as you soar off the K120 Nordic ski jumps on the Extreme Zipline. This zipline mirrors the K120 jump – it’s big, steep, and long.

Memorial Day Weekend is here, marking the start of summertime fun in Park City and the Wasatch Back! The coming weeks offer an outstanding array of food, fun, music, and more. Hope to see you out and about at one or more of these summer events!

Fourth of July Weekend is the biggest weekend of the summer, with lots of great options for celebrating Independence Day in all of our local communities here in the Wasatch Back! From there the race will wind through small towns like Kamas, Oakley and Francis before heading over Guardsman Pass to the first-ever finish at Brighton Ski Area.
