Gratitude For Our Community Leaders

Winter is here in Park City! We are in the midst of a robust extended winter storm cycle as we speak, which by the end of this weekend will have us set up with some of the best early season snow that we have seen in quite some time. Park City Resort is already open and Deer Valley is set to open next weekend, so there is no reason to wait - you should get out on the slopes soon!

In the meantime, we hope that you are enjoying a wonderful Thanksgiving holiday. We have so much to be thankful for here in Park City, and we are glad to recognize some of the individuals that have contributed so much of their time and effort to making our community such a great place to live, work, and play. Nan Chalat-Noaker, the former editor of the Park Record, was honored with the Society of Professional Journalists Top Award in June. The award honors a person for their exceptional lifetime dedication to journalism. She retired from the Park Record in October 2016 after serving as the second longest editor of the paper. During Noaker’s 21 years in the editorial office, the trust Nan earned in the Park City community was a result of an unwavering work ethic and a special ability to develop relationships across a broad range of issues. We thank Nan for her dedication to our community.

Spence Eccles has been leading the George S. and Dolores Dore Eccles Foundation for decades. The foundation has had an enormous impact on all of Utah with their enormous philanthropic contributions. Locally they’ve made major donations for the Eccles Center at the high school,  the Sundance Film Festival, National Abilities Center,  People's Health Clinic,  Peace House,  the Egyptian Theater,  Swaner Park and most recently the Osguthorpe Farm Open Space fundraising effort.

Wendy Fisher has been with Utah Open Lands since its inception in 1990. As Utah’s statewide land trust, UOL has protected over 60,000 acres throughout the state. Most recently the organization spearheaded the successful fundraising campaign to save Bonanza Flat. Wendy has been recognized as a leader in conservation efforts in Utah. In 2017, Wendy was awarded the American Society of Landscape Architects Merit Award, shortly after receiving the 2016 Park City Rotary’s Professional Citizen of the Year.

Cheryl Fox leads and directs the Summit Land Conservancy, communicating their mission to the public. Cheryl oversees fundraising activities, fiscal management, conservation acquisitions, stewardship activities, and education/outreach programs. With other members of Park City Leadership Class IV, she was one of the original founders of Conserving Our Open Lands (COOL) in 1998, which later became the Summit Land Conservancy.

Teri Orr is the Executive Director of the Park City Institute which provides programming for the George S. and Dolores Dorè Eccles Conference Center for the Performing Arts and other cultural events. She was part of the original fundraising committee that explored the feasibility of the “civic center,” and was actively involved in the original bond election and fundraising effort to make that community dream a reality.

Jane Patten served as Executive Director of Peace House from 2004 – 2017, then served in the role of Community Campus Project Director. Currently she volunteers to continue this work. Her impact on this organization for victims of domestic violence has been enormous. Peace House recently opened their brand new “campus." We have Jane to thank for taking this tiny, passionate organization to a much larger community treasure with a broader purpose.

Myles Rademan founded and has directed the Leadership Park City program for over 20 years. He has held many positions with Park City Municipal and his influence as a visionary can be seen everywhere, from the flowers on Main Street, to the annual City Tour of western resorts, to the open spaces that will be preserved for many generations to enjoy.

Bob Richer is the long-serving Board Chair of KPCW and Mountainlands Community Housing Trust. Bob, as a member of the Park City Council and as a Summit County Commissioner, has been a champion of open space since the very first purchase of the McPolin Farm in 1990. He was the chairperson of the first Citizen’s Open Space Advisory Committee and as a County Commissioner, the founder and creator of the Basin Open Space Advisory Committee. 
Bob was honored with both the Community Leadership Award and the Park City Chamber of Commerce Spirit of Hospitality Award for his dedication to the community. There’s even an affordable housing building named for him in Kimball Junction. Bob was also the president and founder of Park City’s first curling association!

Dr. Christina Sally has been the investigator for the Summit County Attorney’s Office for 10+ years. In 2012, Christina opened the Summit County Children’s Justice Center, which is a child-friendly environment where child abuse victims and secondary trauma victims are interviewed and coordinated multidisciplinary services provided. The Summit County Children’s Justice Center is a vital and necessary part of services provided in Park City and Summit County and minimizes further trauma to our most vulnerable victims, our children.

Dr. Renato Saltz founded the Image Reborn Foundation in 1998 and currently serves as its President. As a renowned plastic surgeon, he recognized that there is a need for patients to emotionally heal and rebuild after cancer, and although women receive tremendous medical care throughout their cancer journey, their complex emotional needs often are unaddressed.
The Foundation’s mission is to provide no-cost healing retreats to women diagnosed with breast cancer and to assist them in living rich and fulfilling lives. Weekend-long retreats are held in luxury accommodations in and around Park City. Survivors may attend at any time during their cancer journey and each retreat is focused on providing support and renewal in an informal setting.

Charlie Sturgis was voted 2018 Citizen of the Year by the Park City Rotary Club. He's been at the helm of Mountain Trails since its inception, and he's still preaching his mantra of practicing 10 Seconds of Kindness out on the trails, as well as his frequent and humorous reminders that there is no Poop Fairy.

Leslie Thatcher is the woman most of Park City wakes up with every weekday morning. Leslie has been at KPCW (91.7 FM and 91.9 FM)) since 1990. As KPCW’s News Director she has her finger on the pulse of the community to cover everything going on in town, from increased school taxes and water rates, to personal achievements and community-wide victories. She was Park City Rotary’s Club’s 2016 Professional Citizen of the Year and won the 2018 Community Service Award from the Park City Board of Realtors® for “asking the questions on everyone’s mind.”

Bob Wheaton led the team at Deer Valley® Resort for 38 years, showing his devoted employees how to run a top-tier destination ski resort with legendary customer service, dining, and lodging that are affectionately referred to as "The Deer Valley Difference." He led by example, doing whatever it took to provide guest satisfaction. It wasn't uncommon to see him helping a "liftie" on a busy day or picking up a speck of trash.

Meeche White dedicated 23 years to establishing and developing the National Ability Center in Park City into an internationally-renowned adaptive sports program. Upon retirement she had built an 8 million dollar state-of-the-art adaptive sports and recreation facility that serves thousands of people with disabilities and their families each year. She continues to work in developing international adaptive sports programs in Mexico, Thailand, Indonesia, Spain, Italy, and Chile for people with disabilities. Meeche also served as the ADA manager for the 2002 Winter Olympic and Paralympic Games.

Dana Williams served three terms as Mayor of Park City from 2002 to 2014 and will always be remembered for his passion for open space, initiating the sustainability program for the City, and for working hard to support diversity and affordable housing in our community. In addition to co-founding the Summit Land Conservancy, he was 1986 Summit County “Farmer of the Year”, 1999 Rotary Citizen of the Year, and 2013 Recycler of the Year.
As Mayor during the 2002 Winter Olympic Games, he was fondly known around the world as the “guitar playing Mayor”. He and his Motherlode Canyon Band have entertained Parkites for decades.

Nann Worel, who was just re-elected to the Park City Council, is the former Executive Director and of the People’s Health Clinic. Nann holds Master’s degrees in Nursing and Hospital Administration. She served as Executive Director of the People’s Health Clinic for eight formidable years as well as the President of the National Association of Free and Charitable Clinics from 2014-2016.
She was a member of Leadership Park City Class 15 and served on the Park City Planning Commission from 2011 until she joined the Park City Council in 2016. The People’s Health Clinic is a community-supported, volunteer-driven health clinic for people of Summit and Wasatch Counties without health insurance.

As the Park City Community Foundation’s Executive Director, Katie Wright tackles Park City’s toughest challenges by bringing together local nonprofits, caring donors, and community leaders to contribute financial resources and innovative ideas. Whether it’s increasing access to mental health services or early childhood education, protecting our mountain environment, or growing arts enrichment, her job is to connect the community to important issues. After 17 years in Park City, 12 at the Community Foundation, and 5 as Executive Director, Katie believes that Park City’s best days are ahead.

Park City's Newest Contribution to Athlete Development
 
We are excited to welcome Woodward Park City to our community amenities. Occupying the site immediately to the east of the formerly-named Gorgoza Tubing Park between Pinebrook and Summit Park, Woodward  is scheduled to open December 14. This is the 11th facility in Powdr Corp's family of Woodward facilities nationwide.

With drop-in sessions, all-access tickets, day sessions, lift tickets, lessons, summer day camps, monthly memberships, and special events there is always a way to play for kids and kids-at-heart."
 

KW Park City Associates took a private tour of the facility last week and were collectively blown away with all the offerings. Essentially, this facility will appeal to the “kid” in all of us.

Woodward Park City has a fully integrated campus made up of a state-of-the-art action sports hub and more than 60 acres of action sports and mountain parks that encourages intuitive growth and safe progression. Woodward Park City has lift-accessed snowboarding, skiing and mountain biking as well as indoor and outdoor facilities for skateboarding, BMX, scooter, parkour and cheer. Woodward Park City also offers tubing serviced by two surface lifts with the longest lanes in Utah. ADDS ATHLETE HOUSING
 


The Olympic Legacy Foundation added much-needed athlete housing recently with the opening of the Residences at Olympic Park, which offers both short- and long-term high quality “hostel” style housing.
 
 
THE LEGACY LIST
JUST KEEPS ON GROWING
One of our greatest legacies from hosting so many of the events during the 2002 Winter Olympic Games was the addition of state-of-the art training facilities which became part of our community fabric, allowing both aspiring local athletes and visitors to hone their skills. Many families and athletes have chosen to relocate to Park City to train at our facilities and many more visit for competitions. Athlete development has always been a huge part of our Wasatch Back offering. It’s wonderful that our kids can aspire to achieve World Cup or Olympic caliber skills due to our facility availability. And even if you don’t have athletic kids, we all agree that bumping into Olympian and world-class athletes just about everywhere you go in the Wasatch Back is unique!
 
THE WINTER SPORTS SCHOOL
 
 
Once local high school kids become competitive in alpine disciplines on a national or international basis, their educational needs become a challenge.
Here in Park City we are fortunate to have the Winter Sports School, which is a public charter school that allows students to compete all winter and take college prep classes during spring and summer. 
 
CENTER OF EXCELLENCE
The US Ski and Snowboard Team has called Park City home since 2009, opening the Center of Excellence in 2009. Athletes from around the country come here to train with the team, with many moving here full time.

A jewel nestled in the mountain, a small community that is also a ski town, and a place where quality public schools are located equal an awesome quality of life. Why would you move to Park City, Utah? There are ten great reasons listed by those who live there now and those who are looking for a home in Park City, Utah.

1.       When you think of Park City, you think of some of the best ski resorts in the world. The town lies at 7,000 feet above sea level, and a year-round population of around 25,000 invites you to Park City Mountain Resort and Deer Valley Resort. Deer Valley was voted the #1 ski resort in North Amerian by SKI Magazine and greets skiers with expertly groomed mountains and views that will cause you to catch your breath.

2.      If you get tired of Park City’s Ski resorts, several topnotch ski resorts are within an hour’s drive. Try out Alta, Brighton, Snowbasin, Snowbird, Solitude, and Powder Mountain. That’s only a few. You can also go Powderbird Helicopter Skiing or catch a tram right from the lobby in a hotel.

3.     The public school system in Park City has been voted the best in the state. Park City High ranks in the top 2% nationally. Park City High lets out at 12:30 p on Fridays so students can go skiing or participate in other sports or even go to work at the ski resorts. Park City features a charter high school, Winter Sports School, that functions on a reverse school schedule to adapt to winter travel and competition. Sign up for Park City Day School with classes from K-8th grade that is one of the premier private schools along the Wasatch Front.

4.       If you are looking for a home in Park City, Utah, think of convenience. Salt Lake International Airport is a 45-minute drive from town where you can catch a flight to just about anywhere in the world. The Utah Department of Transportation has been widening highways and resurfacing roads to help with any traffic congestion.

5.       Business opportunities abound in Park City. Park City is part of the Salt Lake/Provo/Park City triangle, also called Silicon Slopes. Utah is an emerging techno-powerhouse. There are three major universities, the University of Utah, BYU, and Utah Valley University, if you want to advance your education. Adobe, Microsoft, Bajo, Qualtrics, and Domo all have headquarters located just down the road from Park City.

6.      Keep looking for a home in Park City, Utah, because the summers are gorgeous. High temperatures are about 80⁰F, and the humidity is low. June is a gorgeous month with aspen trees and wildflowers exploding into bloom. The mountainous landscape is a tapestry of rich greens that hold epic surprises. Drive for 25 minutes to the Jordanelle Reservoir that encourages boating, paddle boarding, fishing, relaxing, or even wake surfing.

7.      Want to look for a home in Park City, Utah, because you love golf? There are seven major golf courses around the Park City area. You won’t be bored; there are plenty of golfers to help challenge your skills.

8.      Mountain Biking is part of the summer activities of this unique area. There is a Gold Level Ride Center crowned by the International Mountain Bike Association (IMBA.) 10.   Come to Utah ad take part in a state full of natural riches. Five premier National Parks are here: Zion, Bryce Canyon, Arches, Canyonlands, and Capitol Reef. All are within a few hours of driving time. Mountain biking and RV recreation are also in Moab, Utah, a five-hour drive from Park City. If you want more adventure, try rafting on the Colorado River out of Moab.

The recent dusting of snow on the mountaintops and the golden glow of the aspens signals that fall has finally arrived here in Park City. While this means that the ski season is not too far off, don't overlook autumn as it is the best time of year for a hike or a Sunday drive (see our recommendations below). Welcome to Autumn! While it's never easy to predict how vibrant our fall foliage will be, after a winter with record snowfall and a recurring monsoonal flow this summer, we are hoping the colors will be exceptionally vibrant. The maples have begun to turn and are quite bright as of press time. The cooler days of fall are perfect for golf, hiking, mountain biking, and afternoon events.  The cold whisper in the air reminds us that ski season is just around the corner.

Guardsman Pass: If you are looking for a short drive (just 14 miles) from Park City, you can't beat Guardsman Pass. It can be traveled as a loop, or you can continue over the ridge to Brighton & Solitude or into Midway via Wasatch Mountain State Park. The road surface is newly paved, and though 4 WD is recommended, guardrails have been added making it easy to drive in most vehicles. Take SR-224 to Deer Valley Drive, and turn east to continue on to the roundabout. Exit on Marsac Avenue, and continue up Ontario Canyon to Guardsman Pass, which is a sharp left turn once you reach The Montage Hotel.  The road is quite narrow; drivers should be alert!  

Alpine Scenic Loop: There are not many places more beautiful in the fall than the Alpine Loop Scenic Road in northern Utah. This 20 mile drive winds through aspen groves and rugged Alpine canyons, offering outstanding views of Mount Timpanogos. The route follows Utah Highway 92 up American Fork Canyon and then continues through Uinta National Forest into Provo Canyon on U.S. 189. Timpanogos Cave National Monument and Robert Redford's Sundance are located along the route. Entirely paved, the Alpine Loop is open from approximately late May to late October. Snow closes part of the road the rest of the year. Not recommended for vehicles more than 30 feet long.

Mirror Lake Highway: The Mirror Lake Scenic Byway is one of the highest roads in the state of Utah, cresting at 10,687 feet at Bald Mountain Pass. The route winds its way from farmland to forested valleys and higher to pristine lakes overflowing with fish. The byway will take you by the headwaters of the Provo, Weber, Duchesne, and Bear rivers, as well as countless aspen groves with outstanding fall colors. 
 
Farm Trail (easy): Great for the entire family, this easy paved trail takes you through Park City's historic McPolin Barn off of Highway 224. The path stretches for several miles, so you can go as far as you would like while enjoying the mountain aspens, the postcard-worthy McLeod Creek, and a meadow of grazing horses. Make it a morning adventure or after-lunch stroll. It's a picturesque payoff that doesn't require any hiking expertise. View the whole trail network online. As it gets closer to Halloween, look for the display of scarecrows along the fence line.

Round Valley Trail System (easy-moderate):  Round Valley trail system sits on nearly 700 acres of open space, hovering at about 6,500 feet, making it a popular hiking spot in early spring and late fall. The 30 miles of trails, which include both double and single tracks, can be accessed from several trail-heads, including Quinn's Junction and Old Ranch Road. Silver Lake Trail (more strenuous):  Take Park City's free bus service to Deer Valley Resort's Silver Lake Lodge to start the trail. From here the trail winds its way up Bald Mountain climbing 1,300 feet in a two-mile stretch. The hike leads you to spectacular views of fall foliage, the Jordanelle Reservoir and the Uinta Mountains. From the top, you can descend the Ontario Canyon Trail, which slowly winds down the mountain, ending back at Silver Lake Lodge. View Deer Valley staff's trail description. 

Fantasy Ridge (strenuous): This six-mile trail winds through aspen groves and across a ridge-line to Canyons Resort's highest peak at 9,900 feet. The pay-off? 1,890 feet of elevation gain with panoramic views of both Park City and the Uinta Mountains. View all of Canyon's hiking trails.

4th Annual Park City Shot Ski Event
October 12  |  Check-In Begins at 12pm  |  Main St 

Raise your glasses for Park City’s 4th annual Shot Ski Event, hosted by Park City Sunrise Rotary Club and High West Distillery. Participants line Historic Main Street to throw one back on Saturday, October 12 at 2 p.m.

In 2018, the communal shot ski used 484 skis lined up end to end and totaling 2,257 feet in length in order to serve 1,275 people. This year, the event invites 1,310 shot-takers to break Breckenridge’s record, which was set in January 2019 with 1,299 participants and 450 skis.

A $25 ticket includes a spot on the shot-ski and a token to enjoy a drink at one of several after-party locations. All proceeds will go to Park City Sunrise Rotary Club’s Grant Program for 20 community organizations. For more info click here.

Wasatch Back Market Pulse: 2nd Quarter 2019

Here's our report for the 2019 Second Quarter Market Statistics for the Greater Park City area. Overall the market remained relatively strong during the second quarter, and we encourage you to have a look at the stats to see how things are faring in your areas of interest. MARKET CONTINUES TO EXPAND
 
At the end of the second quarter of 2019, the overall year-over-year housing statistics for Summit and Wasatch Counties continued to show healthy appreciation with increases in both average and median sales prices as well as dollar volume as reported by the Park City Board of Realtors® Multiple Listing Service. We transitioned to a new data service provider mid-quarter which caused some of our reporting standards to change; look for their return by the end of the 3rd Quarter!

The greater Park City market in general continues to show great stability in single family homes. Despite an 8% drop in number of homes sold, the median sale price rose 14% year over year. During the same period in 2018, the median sale price gained 13%, indicating a sustained period of steady, consistent growth. Nationally prices grew at a steady 5% during the same period, with Idaho (11.4%), Utah (7.7%) and Tennesse (7.2%) showing the highest increases year over year.

Condominium and vacant land sales did not fare as well with condominium sales volume down 6% and land sales down 21%, despite respectable gains in median sale price of 4% and 6% respectively.

PARK CITY LIMITS
Among the five major areas measured by the Park City MLS, homes within the Park City Limits fared well with a 13% rise in sales volume, coupled with a rise of 9% in median sale price to $2.1M. In Old Town, the number of sales dropped 19% over last year's number while the median sales price increased almost 9% to $1.73M. Prospector also saw a decrease in the number of sales but increased 14% in median price almost to $1.15M. Upper Deer Valley nearly doubled the number of sales, and with new product on the market, saw its median price increase 11% to $4.6M.
 
SNYDERVILLE BASIN 
The number of home sales in the Snyderville Basin tracked closely to last year's number but saw a 10% median price increase reaching $1.25M. In Jeremy Ranch there were slightly fewer sales than the year before but slightly increased its median sale price to just over $1M.Promontory saw the greatest number of home sales in the Basin with a total of 70 and a median price of just under $2M, which is flat over the same period in 2018.
 
HEBER VALLEY & KAMAS
Kamas Valley took the top spot in price appreciation in the two-county area, jumping a full 22% in median price to just shy of $500,000. In Heber Valley, while there were 300 home sales in the last 12 months, that total represents a 14% drop in the number of transactions. Despite the drop in overall number of sales, Heber Valley posted a 6% gain in median price to $538,000. Heber City had the highest number of sales and saw a 14% median price increase to $420,000.

For our entire market area, the number of sold condominiums was down slightly (6%) compared to the previous 12 months. Within the Park City Limits the number of condominium sales decreased 14%, while the median price finished the quarter up slightly by 3% to $810,000. The number of condo sales in Old Town was down 12%, while the median price stayed flat at $570,000. Upper Deer Valley saw no increase in the number of sold units while the median price rose 20% to just under $2M.

In the Snyderville Basin there were 277 condominium sales, compared to the 301 sales within the City Limits, and the median price continued its upward trend, growing 10% to $549,000. Pinebrook had the third highest number of sold units, up 12% to 47 total, along with a 7% increase in median price to the mid $500s. 

The number of condo sales in the Jordanelle area increased by 16%, as did the median price, up 16% to just over $612,000.

 

For our entire market area, land sales decreased across the board as a result of decreasing inventory in the Park City area. Median prices increased slightly (6%) to $308,250 area wide. Within the City Limits, the number of sold lots was down by one third, while median prices increased 27% to $1.04M. At the area level, Promontory had the highest number of vacant land sales (71) on a median price of $539,000. Heber Valley had the most land sale transactions (155), with a median price of $250,000, up 18% over the prior year. That said, the Heber Valley median price was still half that of the Snyderville median and 25% of the Park City Limits median.

LOOKING FORWARD
Inventory hits its annual peak level during summer. Going into fall, buyers will be challenged to find variety in the currently available inventory in all segments of the market. The resale market in general remains strong, buoyed by increasing costs to build driven by rises in both materials and labor. Custom homes now cost between $500-600/sq. ft. to build and can take as long as 16-24 months to complete, making the resale market more attractive for some buyers. New school facilities in south Summit and Wasatch counties are making homes there even more attractive to home buyers with younger children.

Real estate in the Wasatch Back consists of highly segmented markets with nuances that vary significantly from one neighborhood to another and one house to another. Comparisons are hard to read on paper due to the unique features of individual properties, such as views, amenities, condition, style, location, age, and inventory. SILVER STAR CAFE

Silver Star Cafe, at the base of Park City Resort, offers one of the most expansive, scenic and dog-friendly patios in town, ideal for meeting up for lunch before or after a hike on the nearby Armstrong or Dawns Trails. Tucked within the Silver Star condominium development on the west edge of Park City Municipal Golf Course, the Café offers an intimate, upscale rustic vibe with award-winning Roots Cuisine. Lunch is offered Monday - Friday, brunch Saturday and Sunday, and dinner nightly, with live music on the weekends. Dogs are welcome on the patio, and water bowls are provided!
 

WINDY RIDGE

Windy Ridge is part of the Bill White Restaurant collection and offers a lovely patio in an "off the beaten path" location loved by locals on Ironhorse Drive, right off Bonanza Drive. The food is delicious whether you and 'Fido' are dropping in for a quick lunch, enjoying a relaxing dinner, or picking up a to-go order. Dogs are welcome on the patio.
 

SUSHI BLUE

Sushi Blue, another member of the Bill White Restaurant group, is located on the southeast side of the Redstone shopping area. They offer a variety of unique menu selections from fresh sushi to Kobe Beef Hot Dogs and Korean Street Tacos. Dogs are welcome on the patio. 
 
HUGO COFFEE SHOP

Located in the Park City Chamber Visitor Center in Kimball Junction, Hugo Coffee Shop is a very dog-friendly spot to enjoy a small-batch roasted coffee. Dog owners craving a latte can head to one of Hugo's outdoor tables overlooking Olympic Park to sip alongside their canine companion. Business owner Claudia McMullin is a passionate dog lover and supporter of local rescue organizations and as such, offers all kinds of treats for your canine pals. Their slogan is "Coffee with a Paws" which is so apropos! Give Hugo a nice big scratch behind his ears!

DOG PARKS
Our Favorite Dog Parks in Park City and Heber Valley

Willow Creek Park (4460 Split Rail Lane) is an enclosed 2.4-acre fenced area with a largedog-friendly pond which features both a zero-entry point and a floating dock for dogs to jump from if they are tempted. There is a 1/3-mile soft surface trail inside the dog park with a 1/2 acre area of "fetch" space. The park also features an agility course for your furry best friends to work on their skills. For the dog owners, there are three small shade shelters to enjoy while keeping an eye on your dog.

Library Park  (1255 Park Ave and 13th St.) This big, open field on the north side of the Park City Library and Jim Santy Auditorium is a neighborhood gem that is perfect for dog who love to fetch. Throughout the day, you'll find dogs of all breeds chasing sticks and balls or chilling in the shade while their owners visit with other humans. 

Trailside Park (5715 Trailside Drive) includes a park area specific to small dogs as well as a large all-size dog area. Both have sodded and natural surfaces for the pups to run and play, with benches and shade shelters for the humans. In Trailside Park, there is also a 1-mile off-leash trail where your dog can run free, just look for the signs of where you must have them leashed.

Run-A-Muk Trail Area (Utah Olympic Parkway) includes approximately 2 miles of trail to wander with your dog or 43-acres to let them run free. Dog Park hours are dawn to dusk, and restroom facilities are available on site within the parks. Please make sure that your dog is leashed until in the dog park. There are Mutt-Mitt stations throughout the dog parks and at the Run-A-Muk trailside, so please pick up after your pet. There is no poop fairy! 

Round Valley is a 1,500 acre playground boasting 30 miles of trails best accessed at Quinn's Junction trailhead (84098 Gilmor Way) offering both on and off-leash areas. There is also decent parking on the Park Meadow's side off the northern tip of Meadows Drive and a small parking area at the Old Ranch Road access point, 1/4 mile north of the 4600 intersection.  Please consult the large maps at the trail heads.  

The Woods at Parley's Lane (4275 Sunrise Drive) is the area's newest addition of off-leash parks. It is a smaller park with plenty of room for your dog to play off leash. 
 

STAY SAFE!
Some good things to keep in mind:

 
1) The air temperature is NOT an accurate reflection of ground temperature at all! As a basic ‘rule of paw’ - If the pavement feels too hot for your bare foot, it is too hot for Fido’s tender paws.

2)  Just 10 minutes in a hot car can cause heat stroke. Make sure that errand you're running is as short as you think it is!

Many of our mountain dog breeds love to swim. In addition to the Willow Creek Dog Pond, there’s a popular dog pond between Pinebrook and Summit Park near Gorgoza Park. It’s right off the paved trail, with very limited parking so best to walk in. Both the Jordanelle Reservoir and Rockport Reservoir welcome dogs, with prohibitions on beaches, so it’s ideal to bring them on your boat. Finally, the Uinta Mountains are FULL of lakes, and dogs are allowed at all of them!

Luxury Home Sales Nationwide Compared to Park City, Utah

Nationally there is a healthy group of buyers who are looking to buy a new home, and housing prices aren’t going up at steep rates as in past years. The slower rate of home prices contributes to a good buying environment. The housing marketing is stable through most of the nation with the eight states of Utah, Idaho Wisconsin, Indiana, Alabama, South and North Carolina and Georgia are the “hot” markets.

Still, sales of luxury home sales have declined nationwide due to rising mortgage rates, tax code rewrites, volatile stock market prices, and rapid home price growth. Economic and political uncertainty is creeping into the buyer’s soul in some of the country's most expensive markets. These subdued sales have cause luxury inventory to build up for the first time in years.

According to Mansion Global, "Home prices in the segment could begin to adjust if supply continues to build up and luxury buyers begin to reassess the value of their purchase. The result could see some sellers re-calibrate expectations, with more properties seeing price cuts." 

The differences in the country’s luxury housing markets are likely to become more noticeable in tax reform areas that have been negatively affected.  High-tax, high-income areas like California and New York see homes sales in general and luxury home sales, in particular, falling drastically.  However, Colorado, North and South Carolina, and Florida will continue to see strength in luxury housing markets with prices rising, and buyers becoming more enthusiastic.

The trend of slower luxury home sales is expected to continue through the second quarter of 2019, but there are some notable exceptions. One exception is Park City, Utah here sales of luxury homes are slowing, but are not stopping.

Park City is not a snapshot of national housing marketing or even the market in Utah. It is a distinct and very segmented real estate market. Luxury home sales started slowly in 2019, but various factors contributed to this anomaly. A snowpack that was 150% of normal, buyers wanting to ski and play rather than view properties, and sellers not wanting to move contributed to the slower sales.

The median home price in Park City, Utah, is about $899,000 and there are about 2,445 homes, including condos listed. Statistics indicate that the end of the first quarter of 2019 saw a slight decline in sales, but an increase in price. However, research shows that sold prices are rising compared to a year ago.  Property owners are lowering their list prices to sell their properties, and this brings in more buyers and investors.

Why consider investing or buying a home in Park City, Utah?  There are many reasons to consider buying in Park City. There are the soaring mountains and spectacular scenery at your door and an outdoor enthusiast’s dream destination. Park City has a special quality that makes it attractive to visitors, residents, and new buyers. It is alive and vibrant with access to an international airport.  The tax base in Utah is lower than in many states, and the educational values in Park City are very high.

There is a huge potential for profit in Park City. Buying a home in Park City, Utah gives you an almost instant return on our investment since the median home sale prices ha increase by almost 7% over the past year. There are new construction projects continually going on, and this gives Park City a growing real estate market.

Buying a home in Park City, Utah puts you in a stable buy-hold market. The area’s unemployment rates are about half of the national average, and the Park City economy is healthy. There is not a huge inventory of distressed homes, which makes Park City real estate an excellent investment.

So far this year, it has been a promising year for buying a home in Park City, Utah. The seemingly unending rise in home prices has started to slow, and mortgage rates have dropped to unexpected lows. Lower interest rates and lower home prices are good news for those who want to purchase a home in Park City, Utah, for family life or investment purposes.   

Higher taxes in different states, the lure of the mountains, high quality of life, and the nationally-ranked Park City High School are great selling points for buying a home in Park City, Utah.  Besides, what other area offers all four season and summers that average about 80⁰F and low humidity?
